O’Neal & Sons in the form of cash, certified or cashier’s check, with the balance to be paid on or before 60 days when a good and marketable deed will be given. Buyer & Seller will equally share all state & county transfer costs. Buyer to pay the cost of preparing and recording the deed and any other costs that may occur before settlement. Failure to comply with the terms of sale will cause the down payment paid on the day of sale to be forfeited, and the property will be re-sold at the buyer’s expense. Property is being sold, “AS IS”.
