Real Estate Description: Tax Map Parcel # 1-32-1.00-14.00. All that certain tract, piece and parcel of land situated in Broad Creek Hundred, Sussex County, Delaware, adjacent to and on the west side of U.S. Rt. 13, and more particularly described as 1.83 acres commonly known as Hastings Trailer Park located on Rt. 13, Seaford, Delaware and recorded in the Office of Recorder of Deeds, in and for Sussex County, Georgetown, Delaware in Deed Book 798, Page 298. These same lands and premises were conveyed unto Thomas E. Pettyjohn, Whitney Provost-Pogwist, Paige Hastings, Cody Hastings, Chelsea Hastings, Deborah Silbert, Crystal E. Long, William H. Hitchens and Trust of Janice E. Hitchens by the Last Will and Testament of Norman E. Hastings filed in the Register of Wills in and for Sussex County in Will Book 415, Page 99. The said Norman E. Hastings passed away on July 26, 2003 leaving the granters herein as owners.

TERMS OF SALE

Twenty percent (20%) of the purchase price must be paid by the Buyer at the time of the sale. The balance to paid to Craig A. Karsnitz, Esquire, Trustee, at the Law Offices of Young Conaway Stargatt & Taylor, LLP, 110 W. Pine Street, Georgetown, Delaware on or before October 3, 2005. The twenty percent (20%) down payment made on the day of sale will be treated as part of the purchase price if all terms of the sale are met; otherwise, it will be forfeited for non-compliance and treated as liquidated damages. Buyer to pay the cost of the Deed and one half (1/2) of all applicable transfer taxes. (Sale subject to confirmation on Wednesday, October 5, 2005 at 9:30 a.m.)

NOTICE TO CREDITORS

NOTICE in compliance with Delaware law is hereby given that the shares of interest of Crystal Long, Whitney Provost-Pogwist, Thomas E. Pettyjohn, William E. Hitchens, Debbie Sibert, Paige Hastings, Chelsea Hastings, Cody Hastings, and Crystal Long in the above described parcel of land will be sold as set fourth above and all persons having or claiming any liens or encumbrances against the above named share holders, are hereby notified to appear in the Court of Chancery, in and for Sussex County and the State of Delaware, at the Sussex County Courthouse, The Circle, Georgetown, Delaware, on October 5, 2005 at 9:30 A.M., the return day of the sale, and make proof of said claim and the amount due thereon.
