Location: 22235 Westwoods Road, Millsboro, DE 19966. From the intersection of U.S. Rt. 113 and Del. Rt. 24 (Laurel Road) in Millsboro, travel west on Rt. 24 for approx. 5 miles. Continue straight on Del. Rt. 30 towards Gumboro and travel for approx. 2.2 miles. Turn right onto Westwoods Road. Farm will be on right (Signs Posted).


Inspection: Tuesday, May 30 from 4:30 to 6:00 P.M. and Tuesday, June 6 from 4:30 to 6:00 P.M.


This wonderful farm consists of 65+/- Acres of land improved by a farmhouse and outbuildings. The farm is comprised of three tracts of land.


Tract A consists of 26.38+/- Acres of land and is identified on the Sussex County Tax Map in District 3-33 Map 7.00 Parcel 32.04 and is further described in Deed Book 1593 Page 61. The tract consists of two (north/south) parcels of land separated by Westwoods Road. The northerly parcel consists of primarily cleared land has approx. 1,232 ft. of frontage along Rt. 26 at its easterly boundary and approx. 747 ft. of frontage along Westwoods Road at its southerly boundary. The parcel is improved by a 4 BR/1 BA two-story farmhouse with vinyl siding and storm windows. The home features a living room, dining room, kitchen with dinette area, bathroom, and utility room on the first floor. The second floor of the farmhouse features 3 bedrooms with ample closet space. The home also has an unattached two-car garage with cement floor. The tract is north of and adjacent to Tract A. The tract has approx. 780 ft. of frontage along Rt. 26 at its easterly boundary.


Tract C consists of 33.96+/- Acres of unimproved farmland and is identified on the Sussex County Tax Map in District 3-33 Map 7.00 Parcel 32.02 and is further described in Deed Book 2651 Page 105. The tract is separated from Tracts A & B by Rt. 26 and is bordered at its northernmost boundary by the Pocomoke River. The tract has approx. 1,616 ft. of frontage along Rt. 26 at its westerly boundary.


Order of Sale: Tract B will be offered first and will be followed immediately by Tract A. Then, Tract B & Tract A will be offered together. Tract C will be offered next and Tract B, Tract A, and Tract C will then be offered in their entirety. Order of sale may be modified.


Terms: Tract A: $30,000.00 down payment in the form of Cash, Certified Check, or Cashier's Check made payable to Jos. C. O'Neal & Sons. Tract B: $10,000.00 down payment in the form of Cash, Certified Check, or Cashier’s Check made payable to Jos. C. O’Neal & Sons.
