Real Estate: This property is identified on the Sussex County tax map as District 2-34, Map 8.00 Parcel 34.00 and is believed to contain 44+/- Acres of land. The property consists of two tracts of land separated by Springfield Road. Tract #1 consists of 8.1+/- Acres of land and is located on the northerly side of Springfield Road at the corner of Hollis Road. The property has approx. 510 ft. of frontage on the north side of Springfield Road and has frontage on Hollis Road. This parcel is improved with an older two story single family home, 3 bay implement shed, and detached storage shed.
Tract #2 consists of 36.04+/- Acres of cleared and wooded land and is located on the southerly side of Springfield Road. O’Neal & Sons with the balance to be paid in 45 days when a good and marketable deed will be given. Buyer & Seller will equally share all State & County Transfer taxes. Buyer will be required to pay all costs of preparing and recording the deed and any other costs that may occur. The property is being sold, “AS IS”. A 2.5% Buyer’s Premium will be added to the final selling price. Failure to comply with these Terms of Sale will result in the forfeiture of the down payment paid on day of sale.
