Lot #3 consists of 3.91+/- Acres of wooded land with approx. 150 ft. of frontage along Shirleys Road. The lot is identified on the Sussex County Tax Map as 5-30-12.00-35.12 and is further described in Plot Book 120 Page 167. The lot has no site evaluation. This lot lies just east of adjacent Lot #2.


Order of Sale: Lot #1 will be offered individually. Lot #2 and Lot #3 will then be offered individually with their bids being reserved. Lot #2 and Lot #3 will then be offered together and sold whichever way produces the highest bid.


Terms: Lot #1: $7,500.00 down payment in the form of Cash, Certified Check, or Cashier's Check made payable to Jos. C. O'Neal, Inc. Lot #2 & Lot #3: $5,000.00 down payment for each lot in the form of Cash, Certified Check, or Cashier's Check made payable to Jos. C. O'Neal, Inc. Balance to be paid within 45 days when a good and marketable deed will be given. Credit portion to bear interest at the rate of 0% per annum from the date of sale to date of settlement, and to be secured to the satisfaction of the undersigned, or to pay the full purchase price at the time of sale, at the option of the Purchaser. If not settled within 45 days, interest shall be charged at the rate of 10% per annum from the date of sale to the date of settlement.
