Real Estate: The parcel of land consists of 0.96 acres of land more or less with 200 feet of frontage on Cyprus Road and has a depth of 210 feet with 199 feet across the back portion of the property. The property is improved with a single story ranch style home w/vinyl siding and was built in 1954. The home consists of: utility room w/vinyl flooring, kitchen w/dinette area and vinyl flooring, living room, 3 bedrooms which all have wall-to-wall carpet, one and three quarter bathrooms and full attic area. The home has a heat pump & central air. The home also has a handicap ramp entrance, water conditioner, and generator hook-up. There is also a 32’x45’ three bay metal garage w/one section having cement floor and is insulated for water pump. The other two bays have a dirt floor and have electric w/roll-up doors.

Real Estate Terms: $7,500.00 down payment on the day of auction in the form of cash or certified checks made payable to Jos. C. O’Neal, Inc. with the balance due within 45 days when a good and marketable deed will be given. Buyer and Seller will equally share all state and county transfer taxes. Buyer to pay the cost of recording the deed and any other costs that may occur. If settlement does not occur within 45 days, then the $7,500.00 deposit will be forfeited and the property will be sold at the buyer’s expense.
